In 1996, First Philippine Industrial Park (FPIP) Inc. was established by First Philippine Holdings, one of the largest Philippine conglomerates, in partnership with global trading giant Sumitomo Corp. FPH and Sumitomo’s combined expertise in industrial park development and operations, energy generation and distribution, commercial and residential real estate, manufacturing and construction, among others, resulted in the creation of FPIP, the country’s fastest-growing premium industrial park with best-in-class facilities and services capable of hosting globally competitive companies.
FPIP is a proclaimed special economic zone strategically located in the thriving industrial Calabarzon (Cavite, Laguna, Batangas, Rizal, Quezon) area and within an average distance of 50 kilometers from major business points such as the central business district, Manila and Batangas commercial ports and the international airport. 1Industrial land. FPIP offers prime-grade and site-developed lots in a variety of sizes for medium- and large-scale facilities for light to medium industry and manufacturing operations.
2 Ready-built factories (RBFs)/Built-to-suit facilities. FPIP’s leasable factory buildings and warehouses cater to the needs of locators with a requirement to immediately establish or expand operations. Locators working with limited construction time or who want to manage fixed asset investments benefit from these RBFs.
3Utilities. A dedicated Meralco 115-kV substation has been built inside the park for the exclusive use of FPIP and its locators, which is connected to three separate circuits in Canlubang, Los Baños and Mak-Ban, in the adjacent province of Laguna. With these in place, locators are assured of reliable and stable power supply.
4Water. FPIP provides industrial water to its locators from the 15 deep wells and above-ground reservoirs it has strategically located within the park. FPIP also has a modern wastewater treatment and centralized sewerage collection and treatment facility for secondary treatment of industrial and wastewater.
5Infrastructure. FPIP offers a wide concrete road system with six-lane, 40-meter right-of-way (ROW) main roads and 23-m ROW secondary roads. The park’s thoroughfares are enhanced by 2-meter-wide sidewalks, appropriate LED street lighting and directional signages.
6Telecommunications. FPIP is in partnership with multiple leading telecommunications providers. Locators are provided high-speed, high-volume voice, video and data transmission and Internet services through the utilization of a wireless, underground fiber-optic and copper wire system in the park.
7Amenities and services. The Oasis Commercial Center is a multilevel commercial hub that will house a variety of retail establishments such as restaurants, coffee shops, convenience stores and banks. The Eco-Parks are home to diverse flora, including indigenous trees, various bamboo species and fruit trees. Hotels and specialty restaurants located inside FPIP are Microtel Inn & Suites and San Tomas Suites.
The safety and security systems within the park include Philippine National Police (PNP) outposts strategically located by the main gates, 24-hour roving guard patrols and a park-wide CCTV system unique to FPIP. Its service support building houses two fire trucks, a 24-hour stand-by fire brigade team and an ambulance on hand.
In addition to this, FPIP is also a responsible corporate citizen, and heavily involves its host communities of Sto Tomas and Tanauan in the thriving province of Batangas by supporting the local public school system, improving the community health system, enforcing the strictest environment standards for use of water, and protecting the air, land and vegetation in and around the park.
